Getting the Ground Ready for Grass

Lot grading and topsoil fill in Miami are the dirt work that comes before most good lawns here. Many yards sit on limestone with only a thin layer of soil, new-construction lots are often compacted fill, and almost every property needs water to move away from the house in a flat landscape. Elite Hydroseeding Miami does yard grading, land grading on larger parcels, topsoil delivery and spreading, and the fine grading that leaves a smooth seedbed for hydroseeding or sod.

The ground we work with

The surface bedrock across much of the area is Miami limestone, and the higher ground follows the Miami Rock Ridge, a karst surface with solution holes and small caves. Toward the Everglades edge in western Miami-Dade and Broward, land was drained and filled for development. UF/IFAS describes most Florida soils as sand-based, low in organic matter and poor at holding water and nutrients. That combination means grass roots often hit rock or dry sand within a few inches. Adding topsoil or compost gives them more room.

Grading for drainage

UF/IFAS recommends sloping a lawn 1 to 2 percent away from the house, which works out to about half a foot to a foot of fall over 50 feet. In a region where much of the land is only a few feet above sea level, that small grade matters. We shape the yard so water moves toward a swale, a drain or the street rather than toward the slab. Driveways and walks should end level with or slightly above the finished grade, which we check before spreading soil.

Excavation and trenching for drainage

Some low corners will not drain by grading alone. When that happens, our crew can take on the excavation and trenching to run a drain line or set a catch basin, and then grade over it. Digging is limited by rock and by a shallow water table; the Biscayne Aquifer lies close to the surface, and in some places you hit water within 15 to 20 feet. Shallow trenches for yard drains are the usual scope.

Topsoil and amendments

UF/IFAS suggests 3 to 6 cubic yards of well-composted organic amendment per 1,000 square feet, mixed into the top 6 inches, and warns against going past 6.5 cubic yards because the soil can settle as it decomposes. Mineral amendments can improve drainage over the long term. We source screened topsoil or a topsoil-compost blend, spread it, and till or blend it into the existing soil instead of leaving a separate layer on top.

Compaction and debris

Construction traffic compacts soil, sometimes more than 12 inches deep, according to UF/IFAS, and that limits how far roots can grow. We loosen compacted areas, pull construction debris and rocks larger than a golf ball, and roll the surface lightly so it is firm but not packed. That leaves a seedbed that takes slurry evenly and holds moisture.

Fine grading before seed

The last pass is a fine grade: raking and dragging so the surface is smooth and even, with no low spots to hold water or high spots to scalp when mowing. On larger areas we use tractor equipment and finish by hand. Then the area is ready for hydroseed, sod or both.

Lot Grading & Topsoil Fill Questions

How much topsoil does a Miami yard over rock need?

It depends on how much soil is already there. UF/IFAS suggests 3 to 6 cubic yards of organic amendment per 1,000 square feet mixed into the top 6 inches; very thin lots may need more topsoil than that. We measure at the visit.

Can you fix water pooling near my house?

Often, yes. Regrading to slope away from the house, and adding a drain where needed, solves most pooling. Water coming from a neighbor or the street may need a bigger fix.

Do you do dirt work without seeding?

Yes. We can grade and spread topsoil for a sod installer or landscaper, though most customers have us seed as well.

Will you hit water when you dig?

Shallow drainage trenches are usually fine. Because the aquifer is close to the surface, deeper digs can reach water, which is why our drainage work stays shallow.
