Kendall's Lawns, Old and New

Hydroseeding in Kendall covers a wide range of yard ages. Before the 1950s, the area bounded by Snapper Creek, the Everglades and Old Cutler Road was mostly pine rockland mixed with fields and groves. Rapid building started in the 1950s near what is now Pinecrest, and growth moved west through the 1970s, 1980s and 1990s. A 1960s yard on the east side and a 1990s yard to the west have very different soil and drainage stories.

Eastern neighborhoods

Older yards closer to U.S. 1 often have decades of tree roots, thin turf and soil that has been worn down or washed away. Lawn renovation there starts with leveling and adding topsoil to low areas, then overseeding or full hydroseeding depending on how much grass is left.

Western neighborhoods

Farther west, homes were built on cleared rockland and former farm fields closer to the Everglades. Those lots tend to be flatter and more prone to standing water after summer storms. Fine grading to direct water to swales and the street is the key step. Where a yard has no outlet, our grading crews handle excavation and trenching for drainage lines.

Snapper Creek and canal edges

Snapper Creek marked the historic northern edge of Kendall, and canal banks run through many neighborhoods. Bare banks slump and silt up the water. Erosion control blankets and hydromulch are an effective way to hold the soil and get grass rooted along these edges.

Native planting nearby

The Kenwoods Hammock at Kenwood K-8 Center is a native forest planting that has become a well-known bird watching stop. If you want part of your property in native cover instead of lawn, we can grade and prepare that area and seed only the lawn zones.

After Hurricane Andrew

Kendall was severely damaged in 1992 and rebuilt slowly. Lawns from that rebuilding era are now aging; overseeding and soil work refresh them without starting from bare dirt.

Kendall Questions

My West Kendall yard holds water after storms. What helps?

Usually fine grading to create a slope toward a swale or street, and sometimes a drain line. We check it during the site visit.

Do you seed canal banks?

Yes. We shape the bank, cover it with a blanket or hydromulch and seed it so roots hold the soil.

Can I mix native planting areas with a seeded lawn?

Yes. We grade and prep the whole yard and seed only the areas you want in turf.

Is overseeding enough for an older Kendall lawn?

If at least half the grass is healthy, overseeding with soil work is often enough. Below that, a full redo is usually better.
