Yards Between the Hammock and the Highway

Hydroseeding in Palmetto Bay works with ground that sits between U.S. 1 on the west and Biscayne Bay on the east. The village was incorporated in 2002 from the old Cutler, Rockdale and East Perrine areas, and much of it is older single-family neighborhoods with mature trees. Most lawn jobs here are renovations: thin turf under shade, worn strips along driveways and bare patches where roots or rock break the surface.

Porous rock under the lawn

The Deering Estate on Old Cutler Road shows what lies beneath the village. In 1979 a sinkhole there was found to hold bones of Pleistocene animals, a reminder that the local limestone is karst, full of solution holes and pockets. In a yard that shows up as uneven settling and spots where water vanishes fast while topsoil stays thin. We fill low pockets with topsoil, compact lightly and grade before seeding so the lawn does not dip over time.

Coastal storm lessons

During Hurricane Andrew in 1992, water at the Deering Estate rose more than 16 feet above sea level, and Palmetto Bay was one of the worst-hit communities in South Miami-Dade. Bayside lots that take on salt water or storm debris lose grass quickly. Recovery usually means clearing debris, regrading scoured spots, adding fresh topsoil and reseeding with hydromulch to protect it.

Shade from native hammock

The Deering grounds hold what is thought to be the largest virgin coastal tropical hardwood hammock in the continental United States, and yards near it often have heavy tree canopy of their own. Turf struggles under deep shade. We often recommend overseeding only the sunnier areas and leaving deep shade to mulch or ground cover rather than seeding it again and again.

Swales and street edges

Older streets often rely on grass swales to soak up runoff. A bare or rutted swale sends sediment to the storm drain. We regrade the swale, lay an erosion control blanket on the steeper sides and seed it so it can filter water again.

Palmetto Bay Questions

Why does my Palmetto Bay lawn sink in spots?

The limestone underneath has pockets and holes. Soft spots can settle over time. We fill and firm them with topsoil before reseeding.

Can you get grass to grow under my big shade trees?

Only where there is enough light. We overseed the brighter areas and suggest other cover for deep shade.

My swale is bare and muddy. Can you fix it?

Yes. We regrade it, add a blanket on the steeper sides and seed it so it absorbs runoff again.

What do we do after salt water or storm surge kills the lawn?

Clear debris, replace damaged topsoil, regrade and reseed. We will look at it first and give a written estimate.
