Lawns in a City That Grew West Fast

Hydroseeding in Pembroke Pines often means working in subdivisions that went up in a hurry. The city began as agricultural land with many dairy farms, including the Waldrep Dairy Farm, where Pembroke Lakes Mall stands today. A 1980 annexation from Flamingo Road west to U.S. 27 doubled its size, and after Hurricane Andrew in 1992 thousands of South Miami-Dade residents moved north. By 1999 the city ranked third on a national list of fastest-growing cities.

West Pines subdivisions

The part of the city west of Interstate 75, known as West Pines, is mostly subdivisions built since Hurricane Andrew. Builder-grade lawns on those lots often went in over thin topsoil on compacted fill. Twenty-five years later, many have thin patches, poor drainage and settled spots. Lawn renovation here usually starts with aeration and topsoil, then overseeding or full hydroseeding.

Heavy rain on the west side

In 1999 Hurricane Irene dropped up to 16 inches of rain on the city, and western neighborhoods such as Chapel Trail and Silver Lakes received an estimated 19 inches. Flat lots with that much water need grading that moves it off the yard. Where a yard has no place to drain, our grading crews handle excavation and trenching for drainage lines.

Wind damage to landscaping

When Hurricane Wilma passed in 2005, the city recorded 92 mph sustained winds and a 101 mph gust, and most landscaping was destroyed or damaged beyond repair. After a big storm, uprooted trees and cleanup machines leave ruts and bare soil. Hydroseeding is a fast way to cover large damaged areas once they are regraded.

Flood exposure

A 2017 study listed Pembroke Pines third among U.S. cities most vulnerable to coastal flooding, with 116,000 residents in FEMA's coastal floodplain. On construction sites and lakefront lots, erosion control blankets on the banks, backed by silt fence and inlet protection, keep soil from washing into lakes and drains.

Pembroke Pines Questions

My West Pines lawn has been thin since we moved in. Why?

Many lots got thin topsoil over compacted fill. Aeration, added topsoil and reseeding usually fix it.

Can you grade a yard that floods during heavy rain?

Yes. We regrade to move water away and can add drain lines if the lot has no outlet.

How fast can you reseed a large area after a hurricane?

Once debris is cleared and ruts are graded, hydroseeding covers large areas in one visit.

Do you stabilize lake banks behind homes?

Yes, with erosion control blankets or hydromulch and seed.
